Job description:  Chavana Tax and Insurance has immediate availability for a part time, paid intern.  The intern will normally work between four and twelve hours per week and may float between two locations, one on Little York and one on Irvington.  The hours are subject to need and performance.  The intern, if qualified by performance, may be offered the opportunity to operate his or her own office at the end of this year.  The candidate will draft income tax returns and perform basic service on insurance accounts.

 

Minimum Requirements:

Strong Spanish/English Bilingual skills

Transportation

Strong Computer Skills

Basic Math Skills

Good People Skills

 

About the candidate:  The ideal candidate will have a flexible schedule and will be able to work different schedules weekly.  No experience is necessary, but basic math skills are required, along with the ability to relate to the clientele.  The candidate need not be interested in operating his/her own branch.  However, if the interests exist, the candidate will need to be able to make a full time commitment at the end of this year.  Further, the candidate, if interested in opening a branch, will need to have an entrepreneurial spirit.

The Chavana Office is accepting applications for a position as a tax preparer and insurance sales person. The position shall be tailored to the availability, experience and career aspirations of the applicant. As such, the position may be temporary, part-time or full-time. Compensation may include a base salary plus commission or may be based on commission only, for those looking for an entrepreneurial position, with unlimited earning potential. The position may include a combination of commission and base salary. We will tailor the opportunity to the experience and skills of the candidate.

The applicant will begin preparing tax returns this season, and may be trained to take the exam for an insurance sales license (if the applicant does not yet have one).

Minimum requirements include familiarity with basic computer software, Spanish-English bilingual skills, people skills and reliable transportation.

Home Equity Loan Purpose Failings

I have had more than one client take out a home equity loan for a specific purpose, only to find later that they made no use of the money.  In one case, my client took out a home equity loan to begin the business of flipping properties in Houston, Texas.  Another took out a home equity loan with the intention of developing an empty lot that they owned. 

The first gentleman simply decided that he no longer wanted to engage in the business of flipping properties.  The second gentleman, well apparently he had a great deal of fun.  (What happens in Vegas stays in Vegas, so I didn’t ask for details).  Both of them later asked me what they should do with the money.

After all appropriate disclosures and disclaimers, I told them that if they didn’t have anything productive to do with the money to pay it back.  In sum, they had no idea of how they could best invest their money to make it earn more than what they were being charged in interest.  I also told them that they should keep some money in reserve, especially in this economy.  Many personal finance experts are regularly recommending a reserve of six to nine months of monthly expenses.

I explained to them that the sooner they paid back the money, instead of hording it in the bank, the less interest they would pay over all.  I don’t have regular contact with the majority of people whom I brokered home equity loans, so I find it telling that I might hear this from some of my ex-clients.  It made me wonder how many others took out home equity loans for a project that was never completed.

Loan Modification In Texas

Loan modification in Texas is not much different than in other states.  However, your best bet might be to look for a non-profit agency that can counsel you on how to get your mortgage modified in Texas.  Houston, Austin, Texas, San Antonio and Lubbock all have great loan modification experts.  Just make sure that you get referrals before you use one.  Ask the person for a license.  In Texas, the regulatory agency has decided recently that anyone actively engaged in loan modification must be licensed, and they are working with operators to being them into compliance.

Refinancing in Houston, Texas

Refinancing in Houston, Texas or Dallas, San Antonio, Lubbock, or Austin is still a good idea.  Rates are at historic lows.  Sometimes you will have to make the decision to use a mortgage broker or a direct lender, like a bank or mortgage bank.  Of course try your application with New Day Lending, but you may still want to shop around for different lenders.  There is no harm in that. 

Compare Good Faith Estimates.

Just make sure that you remember that the estimates are given in good faith, and are not a promise or contract.  The estimate’s good faith is as good as the character, knowledge of the person providing it, as well as the market conditions that you find yourself in.  If you like a rate being offered, ask about locking the rate.  Low mortgage rates in Texas are available.  Look for them!

There is much discussion among the state regulators regarding the necessity for licensure of loss mitigation providers, loan modification consultants, or foreclosure consultants (herein “loss mitigation providers”). Fortunately there is no ambiguity in Texas: any activity that meets the definition of a mortgage loan as defined in the Mortgage Broker License Act Regulation, 7 Texas Administrative Code, Chapter 80, does require a license unless exempt under the Mortgage Broker License Act, Finance Code Chapter 156.202.

80.2(5) “Mortgage Loan” means any indebtedness secured by a lien against, or security interest in, one-to-four family residential real property when the property is intended to be occupied for residential purposes whether or not the property is acquired for investment purposes or acquired for owner occupancy. It includes new loans and renewals, extensions, modifications, and rearrangements of such loans. The term does not include a loan which is secured by a structure that is suitable for occupancy as a one-to-four family residence, but is used for a commercial purpose such as a professional office, beauty salon, or other non-residential use, and is not used as a residence.

It is not the intent of the department to stop the valuable work loss mitigation providers are doing during this period of financial uncertainty. If a loss mitigation provider voluntarily comes forward to apply for licensure, the department will work with the provider by issuing a provisional license so that the provider may continue to conduct business while meeting the educational and examination requirements of the license. The provider should contact the Division of Licensing at licensing@sml.state.tx.us for details.
